BROAD CUT FARM

AAA Property Group are currently promoting the land at Broad Cut Farm on Denby Dale Road adjacent to Junction 39 M1.

AAA Property Group have achieved a draft allocation for a mixed-use development in the Emerging Wakefield District Local Plan 2036, for a 450,00 sq ft. Innovation/Advanced Employment Hub, supported by aspirational housing & 10 acres of community amenity space.

WAKEFIELD HUB

Wakefield Hub is a new prime industrial/distribution development at Junction 30 of the M62 motorway, the primary TransPennine route around 1 mile from Junction 29 and 7 miles from Junction 33, the intersections with the M1 and the A1m respectively.

The development extends to around 200 acres and can accommodate up to 1 million sq ft of space, with bespoke design and build opportunities to suit tenant requirements.

The site has excellent power and labour supplies making it ideal for manufacturing uses.  Wakefield Hub will comprise a new high-quality development of bespoke units built to an institutional standard.

With a unit already constructed on-site for Newcold Limited with 42 metre eaves, occupiers will benefit from the ability to design unique buildings based on a flexible specification.

MOUNTPARK FERRYBRIDGE

Mountpark Ferrybridge is strategically positioned for the national road network situated at the intersection of J33 M62 and A1(M), benefitting from strong demographics and proximity to major northern conurbations.

The site's previous use as a Power Station makes the development a good potential location for advanced manufacturing occupiers with high energy requirements. The site totals 110 acres (45 ha) and can accommodate facilities over 110,000 sq ft (10,219 sq m).

SILKWOOD PARK

Silkwood Park is situated on Junction 40 of the M1 in an extremely prominent location being a flagship business park in West Yorkshire and is located only a short distance from the intersection of the M62 which means it is in a strategic location for access throughout the North of England.

This 30-acre sit is proposed in the Local Plan 2036, anticipated to be adopted in 2022.

This scheme offers amenities such as a hotel, pub/restaurant, and gym.

BROADCUT FARM

A potential development site included in the emerging Wakefield District Local Plan 2036 as a Special Policy Area. Situated at Junction 39 of the M1 motorway in Wakefield, approximately two miles from the city centre and 15 miles to the south of Leeds, the location also offers direct access to Leeds and Sheffield and the M62 motorway. The adjacent Calder Office Park site is also well served by public transport, has a regular bus service from the city centre and on-site amenities including hotel, pub, restaurants, and car showrooms. A 100 acre (40 ha) on-site nature reserve also sits within Calder Park, creating an idyllic countryside working environment.

SWITCH WAKEFIELD

Located at junction 31 of the M62, Switch is within the well-established Wakefield Europort Business Park, and benefits form excellent links to the region, the rest of the UK and mainland Europe via road, rail and sea.

Already home to key occupiers such as Haribo, Royal Mail, Asda, Bibby and Warburtons, the site offers 22.8 acres providing a total floor space of 509,112 sq ft.
